THE BAM PROCESS
We help you find the right team: architect, interior designer—and work with them to ensure the best result.
We detail everything humanly possible to ensure you have accurate, upfront costings—no surprises later.
With just a couple of projects at a time, you’ll always see Ben onsite. We keep it small and personal to give your home the attention it deserves.
We handle the day-to-day, keeping you in the loop without overwhelming you.
There may be a few bumps, but we promise it’ll be a great experience from start to finish.
Our job’s done once you’re living in a home that feels good and works for your lifestyle.
FAQ'S
We have a team in the Sutherland Shire and service surrounding suburbs in Sydney, plus a local team for the Gerringong/Berry areas on the NSW South Coast—but hey, we're always open to traveling for the right project!
The earlier, the better! Getting BAM involved early helps ensure a smoother process and saves you money by giving clarity on costs upfront.
If you don’t have a team yet—like a designer, architect, or engineer—we can connect you with ours to make things seamless. If you already have a team, BAM can provide valuable insights, especially around costings, before plans are finalized.
Pro tip: Always get a builder to price your project before submitting it to council!
Yes, we can be! While BAM is primarily a building business, we’ve built an in-house team of experts over the years. This includes building designers, architects, interior designers, tradies, engineers, consultants, and certifiers.
Many of our clients start with BAM as their first point of contact, and we manage every stage of the process. This means you only deal with one person or team—BAM/Ben. While we’re happy to collaborate with other professionals, we’ve found this streamlined approach offers our clients the most efficient and stress-free experience.
Each project is quoted individually. We know, we wish we could just give a quick price upfront, but the reality is that it takes us weeks to accurately price each job. We make sure every detail is considered to ensure we’re on point with costs and expectations.
Yes, we do! But here’s the catch: to offer a fixed price, we need every detail nailed down first—things like engineers' plans, layout, and material selections. Without that, it’s all a bit of guessing, and that’s true no matter who’s building.
It depends on the project, but cost plus contracts can be a great option when there are lots of unknowns or it’s not a straightforward build. They provide full transparency on every cost—from materials to labor, even the small stuff like nails. If a fixed-price contract was used instead, it would likely include many contingencies, which would increase the cost.
But don’t worry—detailed preliminary costings will be provided, just like with a fixed-price contract, so you’ll have a clear idea of what to expect, and everyone can work towards a shared goal.
A "builder’s charge" or "builder’s margin" is a percentage added to the project cost to cover business expenses like overheads, insurance, and equipment—and yes, some profit too.
Think of it like groceries: if a supermarket charged only what they paid for items, they wouldn’t stay in business. Their margin covers costs and keeps them running (and let’s be real—we know their margin is much higher than that of a small builder).
For builders, it’s the same. The margin isn’t just profit—it ensures the business can operate and your project gets delivered smoothly. Without it, a builder would lose money & potentially go out of business, which benefits no one.
This question is a bit like asking how long a piece of string is—it really depends! The project scope, details, site conditions, and so much more all come into play. On average, a build could take around 12 months, but we've had smaller renovations wrapped up in as little as 3 months, and larger new builds can stretch to 18 months. Just like with costings, timelines are provided as your quote, costings, and project progress, so we’ll always keep you in the loop.
